Oceanfront estates in Lost Tree start around $28 million, and the area’s 2025 record sale reached $97.5 million.

Is it expensive to live in North Palm Beach, Florida?+

Housing is the main driver, and it varies widely. The village itself offers everything from condos to waterfront homes, while the gated enclaves start around $2 million for club suites in Lost Tree Village and climb from there. Florida’s lack of a state income tax offsets some of the cost for many buyers relocating from the Northeast.

The name usually refers to the stretch of oceanfront estates along South Ocean Boulevard on the island of Palm Beach. In the Northern Palm Beaches, the closest equivalent is the private oceanfront running through Lost Tree Village and Seminole Landing, where homes trade quietly and often never reach the open market.

It’s one of the most livable stretches of South Florida: a small village feel, water on both sides, the Jack Nicklaus–designed North Palm Beach Country Club open to the public, and top-rated schools nearby. It’s about 20 minutes from Palm Beach International Airport and 25 minutes from Worth Avenue.

Are North Palm Beach and West Palm Beach the same?+

No. North Palm Beach is a small waterfront village roughly 20 minutes north of West Palm Beach, which is the county seat and a full-sized city. They share a county and a coastline but very different paces: West Palm has the downtown, the offices, and the nightlife, while North Palm Beach is quieter, residential, and built around the water.

The most famous resident is Jack Nicklaus, who has called Lost Tree Village home for decades.
